Job Title: HVAC Technician

The Tri-Town School Union seeks well qualified and experienced candidates for the full time position of HVAC Technician in the Facilities Department. The HVAC Technician’s primary responsibility is the operational oversight, preventative maintenance and repair of HVAC systems and gas fired equipment. Work is performed in compliance with Massachusetts HVAC codes and manufacturers standards.
The incumbent must be capable of organization and completion of assigned tasks independently, following established procedures and schedules. The Incumbent must have a thorough understanding of the trade and be knowledgeable in the use of all trade tools and instruments and safety protocols. The work schedule requires early morning, night, weekend, stand by, and emergency work as assigned.
Principal Responsibilities:
· Install heating, ventilating, air-conditioning and refrigeration equipment, including related fixtures; checks equipment for malfunctions; maintains, repairs or replaces defective equipment. Performs related work as required.
· Perform seasonal start up and shut down maintenance on all heating, ventilation, and air conditioning equipment including classroom, rooftop and air handling units.
· Perform and or supervise water treatment on chilled water systems and heating systems according to established procedures.
· Install, inspect, and maintain steam and hot water heating systems including roof top units, air handlers, cabinet ventilators and exhaust fans according to established procedures and manufacturer’s specifications. Uses testing equipment such as voltmeter, ohmmeters, amp-probes, gas meters, refrigeration gauges and vacuum pumps to ensure proper operation and efficiency.
· Monitors system performance of equipment and scheduling through building management systems, pressure and temperature gauges and other indicators.
· Troubleshoots, repairs and maintains equipment by replacing worn or defective parts such as switches, fuses, motors, bearings, valves and damper operators, thermostats, digital and pneumatic control devices. Lubricates motors and bearings, changes filters and belts.
· Joins tubing and/or pipes, cuts and threads pipes, solders and brazes joints, mounts compressor and condenser units, connects motors, compressors, temperature controls, humidity controls and related equipment.
· Charges and recovers CFC and HCFC refrigerants using safe procedure while operating appropriate recovery equipment.
· Supervises various licensed and skilled subcontractors who are assisting on the repair, installation and operation of HVAC equipment. Processes and completes work orders, reviews report and invoices for accuracy.
· Plans, schedules and performs preventative and predictive maintenance on all HVAC, refrigeration and other equipment as assigned.
· Performs corrective maintenance and repair of all building equipment including but not limited to BMS systems, VAV’s, fan coils, unit ventilators, HV’s RTU’s, chillers, exhaust systems, pumps and commercial boilers.
· Ability to work on Refrigeration equipment Kitchens and Cafeterias.
· Ability to research, specify and quote repair parts, replacement systems and maintenance of inventories of spare parts as related to all HVAC systems and gas fired equipment
· Performance of other job-related duties as assigned.
Required / Desired Qualifications:
Have 7 - 10 years’ experience minimum as a licensed HVAC technician working on commercial HVAC equipment and controls.
· Must possess EPA universal refrigeration license
· Must possess Massachusetts Journeyman’s Pipefitter license.
· OSHA 10 Minimum
· Massachusetts Sheet Metal License desirable.
· Excellent interpersonal and communication skills.
· Must have computer skills with email, MS Office, Google suite and computerized maintenance management software (CMMS).
· Must have ability to work outside of scheduled hours and on weekends as needed. Must have dependable all-weather transportation for work day travel.
· Must have a valid driver’s license.
Additional Required Qualifications and Work Environments:
· Knowledge of BMS Systems (Metasys, Control Suite and StruxureWare preferred)
· Ability to lift a minimum of 75 lbs.
· Ability to stoop and bend for long periods of time and work on hands and knees.
· Must be able to work independently.
· Must be able to climb ladders and carry all necessary tools.
· Must be able to work in all types of weather conditions
· Must observe and comply with all standard safety codes and practices, perform work in accordance with recognized trade and OSHA standards.
