JOB DEFINITION: Under minimal supervision, the Maintenance/Custodial Foreman performs skilled labor in several trades in the maintenance, and repair of buildings and equipment, and provides professional advice to custodial staff. The Maintenance/Custodial Foreman is assigned tasks in the building trades. The work requires the use of journeyman's tools and the ability to perform operations in a specific craft. The skill required in that field would be required of a journeyman in other fields. Duties assigned to positions in this class are performed with greater independence, requiring performance at a higher level of skill. The Maintenance/Custodial Foreman works under the supervision of the Sites & Facilities Coordinator or designee.
NATURE AND SCOPE OF WORK: ESSENTIAL JOB FUNCTIONS:
- Assure the prompt and timely completion of assigned work orders by efficiently directing the appropriate personnel to various jobs.
- Contribute to the smooth operation of the maintenance center by coordinating work with maintenance staff to arrange equipment use.
- Provide technical assistance to maintenance and custodial crews.
- Assure completion of emergency jobs after normal working hours.
- Assure crew members know how to correctly and safely operate all equipment by training them in equipment operation.
- Maintain and make repairs to buildings, equipment, furniture, cabinets, doors, windows, framing, and grounds.
- Drywall installation, patch, texture and repair.
- Use hand and power tools necessary to perform the duties assigned in a safe manner.
- Assist in the development of and interprets plans and specifications.
- Operate different types of automotive equipment, forklifts, man-lifts, and other equipment.
- Load trucks with necessary equipment or supplies and delivers to destination.
- Assist in maintaining an inventory of materials, equipment, and tools necessary to accomplish various jobs assigned.
- Provide training for new personnel.
- Assure adequate protection and proper operation of the District's buildings through regular inspections and routine maintenance and repair.
- Assure sound maintenance and repairs through monitoring work crews and conducting follow-up inspections.
- Assist in the development of the annual budget and assure compliance with budget guidelines by establishing priorities and maintaining accurate records.
- Assure cost-effective operations through proper care and maintenance of equipment, tools, materials, and supplies.
- Estimate materials and labor requirements to complete assigned tasks.
- Determine and assign work assignments for personnel according to written work orders.
- Maintain accurate records of work orders, equipment, tools, materials, and supplies.
- Implement safety regulations and accident prevention programs within the work responsibility areas.
- Fulfill other related duties as assigned.

KNOWLEDGE, SKILLS AND ABILITIES:
Knowledge:
- Operations, methods, practices, materials, tools, equipment and terminology used in the trade.
- Applicable building codes.
- Methods and practices followed in the maintenance of tools, machinery and equipment.
- Occupational hazards and necessary safety practices.
- Possess the physical ability to regularly attend work and fulfill the essential functions of the position with or without reasonable accommodation.
- Read, understand and carry out oral and written instructions.

- Retain license from State of Connecticut appropriate to the position.
- Make mathematic calculations accurately.
- Obtain or possess a valid Connecticut driver's license and maintain an insurable status for automobile and liability coverage, as required by the position.
