PURPOSE STATEMENT
Manage all maintenance functions within BG&M. Must be able to plan, evaluate and monitor all preventive and corrective maintenance needs. Develops programs, staff and systems to support maintenance needs of GCSC. Interacts with public, administrators, Board, Federal, State and Local Officials on behalf of GCSC. Sets standards and evaluates training and performance for all maintenance contractors and staff (foreman and employees). Capable of operating joint programs such as Preventive Maintenance with Custodial Manager.
ESSENTIAL FUNCTIONS

- Plans, trains and evaluates all maintenance staff and operations.
- Handles preventive maintenance, corrective maintenance, vehicles, equipment, and shop facilities.
- Oversees grounds services (e.g. snow removal, fence work, playground equipment repair, landscaping, etc.).
- Oversees work orders and inventory control programs.
- Handles all maintenance evaluations of productivity.
- Prepares annual bid specifications for materials and contracted services.
- Serves as liaison to Northern Indiana Building Trades Council (NIBTC).
- Manages some construction projects as assigned by Emergency Manager.
- Reads and evaluates blue prints.
- Prepares specifications (scope of services) for major repairs.
- Remains current in Building Codes, Fire Codes, and IOSHA, IDEM, HAZMAT.
- Sets standards to develop, train and evaluate foremen, employees, and service contractors.
- Develops and implements new programs within areas of responsibility.
- Manages and evaluates Service Contractors.
- Works flexible hours when necessary to perform assigned duties.
- Attends Advisory Board Committee meetings when necessary.
- Coordinates activities with Emergency Manager, as required.
- Maintains regular attendance and punctuality.
- Assists other personnel as may be required for the purpose of ensuring an efficient and effective working environment.
- Any other duties as assigned by the supervisor

Teamster Foreman, General Services Lead Person, Craft Foremen, Secretaries.
QUALIFICATIONS

Knowledge of:
- Building Codes, Fire Codes, IOSHA, IDEM and Hazmat.
Skill in:
- Using a computer and related software applications.
- Using modern office equipment.
- Reading and interpreting blueprints.
Ability to:
- Work extended workdays and extended work weeks including shifting time schedules from days to evenings.
- Establish and maintain effective working relationships with employees, and others.
- Demonstrate verbal and written communications skills.
- Perform deskwork.
EDUCATION AND EXPERIENCE
Must be a high school graduate. Must have five (5) years maintenance experience in union environment. Must have five (5) years Maintenance Management experience at the foreman level or equivalent. Experience working maintenance in a school environment is desired. Must have Labor Relations/Negotiations experience. Must have one (1) year in a multi - trades environment (Construction & Maintenance).
