FACILITY MANAGER II - MIDDLE SCHOOL
Purpose Statement:
The job of Facility Manager II - Middle School is done for the purpose/s of maintaining an attractive, sanitary and safe facility for students, staff and public; providing equipment and furniture arrangements for meetings, classroom activities and events; minimizing property damage, loss and liability exposure; ensuring that assignments are completed in a safe, proper and timely manner and supervising and supporting assigned custodians and groundskeepers in the performance of their assignments.
Purpose Statement:
The job of Facility Manager II - Middle School is done for the purpose/s of maintaining an attractive, sanitary and safe facility for students, staff and public; providing equipment and furniture arrangements for meetings, classroom activities and events; minimizing property damage, loss and liability exposure; ensuring that assignments are completed in a safe, proper and timely manner and supervising and supporting assigned custodians and groundskeepers in the performance of their assignments.
Essential Functions
• Arranges furnishings and equipment (e.g. teacher moves, relocating classrooms, computer set up, network, etc.) for the purpose of providing adequate preparations for meetings, classroom activities, athletic events, and special events.
• Cleans assigned school facilities, as may be required, (e.g. classrooms, offices, gym, restrooms, multipurpose rooms, pool, stage, grounds, etc.) for the purpose of maintaining a sanitary, safe and attractive environment.
• Coordinates Building Supervision for the purpose of evening and weekend activities hosted at the school.
• Coordinates scheduled special events, meetings, building and facility safety, etc. for the purpose of ensuring availability of facilities and/or equipment and number of custodians required for the facilities .
• Informs personnel regarding procedures and/or status of work orders for the purpose of providing necessary information for making decisions, taking appropriate action and/or complying with health and safety regulations.
• Inspects school facilities for the purpose of ensuring that the site is suitable for safe operations, maintained in an attractive and clean condition, and identifying necessary repairs due to vandalism, equipment breakage, weather conditions, etc.
• Maintains a variety of documents (e.g. building inventories, building or equipment warranty, MSDS sheets, inspections, etc.) for the purpose of providing an up-to-date reference and audit trail for compliance.
• Maintains supplies and equipment (e.g. cleaning solutions, paper products, vacuums, mops, etc.) for the purpose of ensuring the availability of items required to properly maintain facilities.
• Performs minor repairs to furniture, door locks, boilers, electrical, floor tiles, carpet, cabinets, replace filters, ceiling, walls, etc. for the purpose of ensuring the safe and efficient utilization of space.
• Prepares various reports (e.g. preventive maintenance schedule for facility, work and vacation schedules, work orders, requisitions, daily and overtime slips, annual budget requests, etc.) for the purpose of providing written support and/or conveying information.
• Recommends policies, procedures and/or actions (e.g. equipment, products, vendors, etc.) for the purpose of providing information and/or direction that ensures efficient operation of maintenance/custodial services and regulatory compliance.
• Responds to immediate safety and/or operational concerns (on call 24 hours a day) (e.g. facility damage, injured and ill students, security/fire alarms, etc.) for the purpose of taking appropriate action to resolve immediate safety issues and maintaining a functioning educational environment.
• Supervises facility and vehicle maintenance activities and assigned custodian, building mechanic and groundskeepers (e.g. schedules, evaluates, trains, recommends new hires, interviews, etc.) for the purpose of ensuring department functions are performed efficiently and in conformance with required safety and regulatory standards.
• Trains assigned custodial personnel (e.g. blood born pathogens, cleaning solvents, floor care, etc.) for the purpose of providing orientation for new employees, developing professional skills, and safety awareness.

SKILLS are required to perform multiple, technical tasks with a potential need to upgrade skills in order to meet changing job conditions. Specific skills required to satisfactorily perform the functions of the job include: operating equipment used in industrial cleaning/maintenance; adhering to safety practices; handling hazardous materials; planning and managing projects; preparing and maintaining accurate records.
KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read a variety of manuals, write documents following prescribed formats, and/or present information to others; and analyze situations to define issues and draw conclusions. Specific knowledge required to satisfactorily perform the functions of the job includes: methods of industrial cleaning; read and interpret blue prints; safety practices and procedures
ABILITY is required to schedule a significant number of activities, meetings, and/or events; gather, collate, and/or classify data; and consider a wide variety of factors when using equipment. Flexibility is required to independently work with others in a wide variety of circumstances; work with data utilizing defined and similar processes; and operate equipment using a variety of processes. Ability is also required to work with a significant diversity of individuals and/or groups; work with a variety of data; and utilize a variety of types of job-related equipment. In working with others, problem solving is required to analyze issues and create action plans. Problem solving with data may require independent interpretation; and problem solving with equipment is moderate to significant. The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; some climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally the job requires 10% sitting, 70% walking, and 20% standing. The job is performed under minimal temperature variations and some hazardous conditions.
